Finish Work for a Planned City
Weston is a master-planned city, and concrete contractors who work there are judged on finish as much as structure. Arvida/JMB Realty built most of it as Indian Trace, and in 1984 the first homes were finished in the Country Isles and Windmill Ranch sections. Weston became a city on September 3, 1996, with about 90% of voters in favor, and Bonaventure voted to join it the following April. The oldest neighborhoods are now past 40, and their original driveways and pool decks are reaching the point where owners want them redone rather than patched.
On the edge of the Everglades
Weston is Broward's westernmost city. The Everglades run along its whole western edge and wrap around the north side. Elevation is about 7 feet. The climate figures Wikipedia gives are 61.98 inches of rain a year over roughly 148 days with measurable rain, wettest in summer, and average relative humidity of 72%. That shapes the schedule: pours start early, finishers watch the sky, and sealer goes on only when the surface is dry enough to take it.
Getting stamped concrete right
Stamped concrete is a common driveway choice in Weston because it gives a stone, slate or paver look in one solid surface. A good job comes down to four things:
- Timing. The mats go on during a short window while the concrete is workable, and heat shortens it, so crew size and pour size are matched to that window.
- Color. Integral color runs through the slab, and a release agent adds an accent tone in the texture. Samples are reviewed in daylight before you choose.
- Joints. Control joints still have to be cut, so they are hidden in pattern lines wherever possible.
- Sealing. Sealer protects color and texture from sun and rain. Plan to reseal on a schedule, and ask about slip-resistant additives for walking areas.
Pool decks
Many Weston homes have pools whose decks were installed when the house was built. Over time those decks crack at the joints, the coping lifts, or a smooth surface gets slippery and hot. Depending on the condition, we either resurface the existing deck with a textured, lighter-colored finish or remove and replace it. Replacement lets us correct drainage and reset joints. Resurfacing is less disruptive when the slab underneath is still sound.
City permits and HOA review
Weston's code lists parking areas and drainage systems among the work that requires a city engineering permit, and it says a permit is void if work does not start within 180 days of issue. Where a homeowners association also reviews driveway colors and patterns, we prepare drawings and samples for the application and set the schedule so neither approval lapses before the pour.
Large, settled neighborhoods
The 2020 census counted 23,118 housing units in Weston, with a homeowner vacancy rate of just 1.2%. Nearly every house is occupied, so a driveway job has to fit around daily life: we tell you the day cars come off the slab and the day they can go back on, and where only one side of a double drive can be spared, we pour it in halves.
Weston in Brief
- Planned since 1984. Arvida/JMB developed most of the city as Indian Trace; the first homes, in Country Isles and Windmill Ranch, were completed in 1984.
- Everglades border. Weston is Broward's westernmost city, bounded by the Everglades on the entire west side and to the north, at about 7 feet of elevation.
- Rain and humidity. About 61.98 inches of rain a year over roughly 148 rainy days, with average relative humidity near 72%.
- Engineering permits. City code includes parking areas and drainage systems in engineering permit work and voids a permit if work has not begun within 180 days.

Weston Questions
Is stamped concrete a good driveway choice in Weston?
It works well when it is poured on a good base, jointed properly and resealed on schedule. It gives a decorative look as one surface, with no loose pavers to settle or weeds in the joints.
Do I need approval for a new driveway in Weston?
Parking areas fall under the city's engineering permit rules, and if your community has an HOA it may review driveway changes, colors and patterns. We prepare drawings and samples for both.
Should I resurface or replace my pool deck?
If the slab is solid and mostly level, resurfacing can refresh it. If it has wide cracks, lifted sections or drainage problems, replacing it lets us fix the cause instead of covering it.
