Concrete for Horse Country and Cul-de-Sacs

Davie has two sides, and concrete contractors working there need to handle both. Part of the town is suburban, with subdivisions, schools and Nova Southeastern University. Part still looks like farm country: Wikipedia notes that many of its historic buildings are ranches and Western-style establishments. The 2020 census put the population above 105,000, which makes Davie the largest town in Florida by population, and the concrete work runs from a standard two-car driveway to a long ranch approach or a slab for a barn.

Built on reclaimed swamp

The state of Florida reclaimed 156 square miles of swampland in this area, and businessman Robert Parsell Davie bought 44 square miles of it to start farms and a town called Zona. Settlement dates to 1909, and residents later renamed the town after him. Its elevation is still only about 7 feet, over the Biscayne Aquifer, where the top of the porous limestone is the water table.

Former swamp ground can hide pockets of soft or organic soil, and in the wet season water can sit close to the surface. On bigger lots we dig test spots where a large slab will go. Muck or loose fill comes out and is replaced with compacted rock. Skipping that step is a common reason a large slab cracks across the middle within a year or two.

Ranch and acreage work

On larger Davie properties the list looks different from the suburbs:

  • Long driveways and turnarounds for trucks and horse trailers, with thickness and steel planned for heavier wheel loads.
  • Barn aisles and wash racks finished with a broom or groove texture for hoof grip and sloped toward a drain or grass.
  • Equipment and hay storage slabs that keep tractors and feed off wet ground.
  • Walks and pads that tie together the house, barn and pool area.

Long pours need joints on a plan, since a big slab with too few joints cracks wherever it wants. On acreage we also check access for the concrete truck on the first visit, because soft ground or a narrow gate can change the plan.

Suburban Davie

In the subdivisions, the work looks more like the rest of central Broward: replacing cracked driveways, adding a patio under a new screen enclosure, resurfacing a pool deck that has gone rough and hot, or stamping a front entry. If your neighborhood has an HOA that reviews colors and materials, we prepare drawings and samples for the application.

Trails and runoff

The town has been building its network of unpaved equestrian trails since 1986. If a trail runs along your property, plan concrete around it: a driveway crossing must meet the town's requirements, and runoff from a new slab should not wash onto the trail. We check what the town requires for your address, including whether a permit is needed, before work is scheduled.

Davie Background

  • Florida's largest town. The 2020 census counted more than 105,000 residents, making Davie the largest town in Florida by population.
  • Reclaimed land. Robert Parsell Davie bought 44 square miles of reclaimed swampland for farms and a town called Zona, settled in 1909 and later renamed for him.
  • Equestrian trails. Davie's unpaved trails for riders and hikers have been under development since 1986.
  • Low ground, shallow aquifer. The town sits about 7 feet above sea level over the Biscayne Aquifer, whose upper surface is the water table.

Davie Questions

Can you pour a slab for a horse barn in Davie?

Yes. Barn aisles and wash racks need a textured finish for grip, a slope that drains, and a solid base under the stall area. We plan thickness for the loads the slab will see, including trucks and trailers if they drive on it.

Why do you dig test holes before a big slab?

Davie sits on reclaimed swampland, and soft or organic soil can still turn up in pockets. Finding it before the pour lets us replace it with compacted rock so the slab does not settle later.

My property is next to a town trail. Does that change anything?

It can. We keep runoff from new concrete away from the trail and check what the town requires for driveways or crossings near it before we start.
