Building for Heavy Rain

North Miami Beach gets more rain than most of the places we serve, and concrete contractors here have to design for it. The city averages 68.33 inches of precipitation a year, several inches more than inland Broward. It sits at about 10 feet of elevation, with the Intracoastal Waterway forming its eastern edge. That combination means every driveway, patio and pool deck we pour here starts with one question: where will the water go?

Mid-century neighborhoods

The first settlement, Fulford-By-The-Sea, was platted in 1881. After the 1926 hurricane ended the land boom, residents formed the Town of Fulford, and the city took its current name on June 15, 1931. The city's biggest growth came after World War II: it had 871 residents in 1940 and 21,405 by 1960, reaching 36,553 by 1980. Much of the housing, and the concrete around it, dates from that postwar boom. Slabs that age often lack proper joints and base, and many have been patched more than once.

Designing for 68 inches of rain

On a replacement here we focus on: 1. Slope. A steady fall away from the house on every surface, with no flat areas where water can sit. 2. Relief. Where a slab covers much of a small yard, we leave room for water to soak in, or guide it to the street or a drain. 3. Thresholds. Keeping patios and walks below door and garage sills so heavy rain does not run inside. 4. Downspouts. Making sure roof water does not discharge onto a slab edge and wash out its base. 5. Curing. Planning pours to avoid afternoon downpours, and protecting fresh concrete when storms roll in.

Salt air near the Intracoastal

Sunny Isles Beach sits across the Intracoastal from the city, and homes near the water deal with salt in the air. Over time salt can reach the steel inside concrete, which rusts and pushes off the surface. We repair spalled concrete by removing damaged material, treating the steel and patching, and we recommend sealing exposed slabs. For new work we focus on good cover over the steel and a dense, well-cured mix.

Inspections and older buildings

After the 2021 Surfside condominium collapse, the city stepped up building inspections and condemned the 10-story Crestview Towers condominium. For owners and associations of older multi-unit properties, that has put cracked, spalled and rust-stained concrete on walks, parking areas and pool decks under closer watch. We repair those surface slabs, and we tell you plainly when a crack or spall looks like it needs a structural engineer rather than a concrete crew.

Streets and neighborhoods

North Miami Beach has about 30 named neighborhoods, from Fulford and Uleta to Eastern Shores. In September 2000 voters approved the Proud Neighborhoods bond program, which funded 67 projects over roughly five years to improve streets, sidewalks, lighting and landscaping. Where the city has rebuilt the sidewalk in front of your house, a new driveway apron has to meet it cleanly, and we check what the city requires for work in the right-of-way before we schedule.

A landmark worth a visit

The city is home to St. Bernard de Clairvaux Church, a 12th-century Spanish monastery that William Randolph Hearst bought, shipped to the United States and had reassembled here in the 1950s. It is a reminder that well-built masonry can last centuries, if it is built and maintained properly.

North Miami Beach Questions

Water pools on my patio after every storm. Can you fix it?

If the slab is sound, sometimes partial replacement or grinding can restore slope. If the patio is flat or tilted toward the house, replacing it with the right pitch is the lasting fix.

Why is my concrete near the water cracking and showing rust?

Salt can reach the steel inside concrete, which rusts and swells. We remove damaged concrete, treat the steel, patch and seal. If the damage is on a building's structure rather than a walk or slab on the ground, an engineer should look at it.

What time of year is easiest for pouring concrete here?

The dry season is easiest, but we pour year-round by working early in the day and protecting fresh concrete from afternoon storms.
