Concrete for a Dense, Working City
Hialeah is one of the most crowded cities in South Florida, and concrete contractors working there spend much of their time on parking and paved yard space. The 2020 census counted 223,109 residents on about 21.6 square miles of land, more than 10,000 people per square mile. Census estimates show only about 46.6% of housing units occupied by their owners, so much of the property is rented, from duplexes to small apartment buildings. In that setting a solid concrete parking area or a durable patio does a lot of work.
Flat ground, careful grading
In 1921 aviator Glenn Curtiss and cattleman James H. Bright were drawn to a "high prairie" between Biscayne Bay and the Everglades and began developing the town; Hialeah incorporated on September 10, 1925. The ground is broad and flat, with elevation listed at 0 feet. On flat land, water does not run off on its own. Every slab needs a planned slope, and on a lot with several units the parking area often has to move water past buildings to the street or a drain. We shoot grades before we form anything.
Parking for duplexes and small buildings
Multi-unit properties need parking that holds up to many cars a day. When we pour for these properties, we focus on:
- Thickness and base under the drive aisles, where cars turn and brake.
- Joint layout that matches parking spaces, so joints double as visual guides and cracks stay controlled.
- Drainage that keeps water from collecting against units or walls.
- Phasing so tenants can still park while one section cures.
For owners, a well-built slab means fewer calls about potholes and mud, and fewer trip-hazard complaints.
More rain than its neighbors
Wikipedia's climate figures for Hialeah show an average of 72.93 inches of precipitation a year, well above the roughly 62 inches recorded at Pembroke Pines. On flat, built-up lots that water has few places to go. We keep every slab below door sills, give parking areas a single planned fall to the street or a drain, and avoid flat spots between a house and its driveway where rain can sit after a storm. Wet-season pours start early, and covers stay on site.
From racetrack to small business
Hialeah Park, 220 acres and listed on the National Register of Historic Places, opened as a racetrack in the city's early years. Later, manufacturing and cloth plants made Hialeah an industrial city in the 1970s and 1980s. Most of those industries have since gone, and electronics and technology firms have moved in. Many business properties still need loading areas, equipment pads and walkways, and we size those slabs for forklifts, delivery trucks or heavy equipment rather than using a residential spec.

Hialeah Questions
Can you pour parking for my duplex in Hialeah without shutting it down?
Usually. We phase the work so one section cures while tenants use another, and we coordinate the schedule with you.
Why does grading matter so much in Hialeah?
The ground is very flat and the city averages about 73 inches of rain a year, so water will not drain on its own. Every slab needs a designed slope to move water away from buildings.
Can you pour a slab for a forklift or delivery truck?
Yes. We size thickness and reinforcement for the real loads and joint the slab to control cracking.
