Careful Work in an Old Town
Opa-locka is one of the oldest planned towns in the area, and concrete contractors working here need to treat older properties with care. Aviation pioneer Glenn Curtiss founded it in 1926, and it was chartered as a town on May 14, 1926 by 28 registered voters. Between 86 and 105 buildings were built in the Moorish Revival style, giving the city one of the largest collections of that architecture in the Western Hemisphere. Twenty surviving Moorish-style buildings are on the National Register of Historic Places.
Concrete around historic buildings
If your property is one of the historic buildings, or sits near them, outdoor concrete is part of how the place looks. Walks, steps and entry landings should match the scale and character of the building. Before changing anything visible on a historic property, check with the city about any review that applies. We can provide drawings and samples to support that process. For repair, we try to match the color and texture of existing concrete as closely as the material allows.
Common work on older homes
The 2020 census counted 6,210 housing units in the city, many of them on long-established lots. Typical requests include:
- Walks and steps that have cracked, settled or been lifted by roots.
- Driveways that need full replacement after decades of patches.
- Patios rebuilt with a proper slope away from the house.
- Slabs for sheds, A/C units and generators.
- Entries where a stamped finish can refresh the look of a modest home.
Older lots can hide old slabs under newer ones, with no base and no joints. We remove what is there, build a proper base and pour new concrete with joints in the right places.
Water and drainage
The city sits at about 7 feet of elevation, and the city's services include storm water management. Drainage is a constant concern on flat, older lots where neighboring properties may sit higher or lower. We design every slab to shed water away from buildings and toward the yard or street, and we avoid creating new low spots where water will sit against a wall.
An airport city
Opa-locka Executive Airport, owned and run by the Miami-Dade County Aviation Department, has shaped the city since the U.S. Navy opened a base there in 1933, which helped drive the town's growth. Businesses around it need durable slabs for parking, equipment and loading, and we size those slabs for the actual vehicles and loads.
Occupied homes, little turnover
Of the 6,210 housing units counted in 2020, 5.3% were vacant, and the homeowner vacancy rate was just 1.4%. Wikipedia notes the town was largely spared by the 1926 Miami hurricane. On older lots, the deciding question is what sits under the surface. A reasonably thick slab on a stable base with a few cracks can be sealed and patched. A thin, unreinforced slab layered over older concrete, or one that is sinking, will not hold a patch for long, and replacement is the better use of money.

Opa-locka Questions
Can you repair concrete next to a historic Opa-locka building?
Yes. We match the scale and finish of existing work as closely as possible and suggest you check with the city about any review for visible changes on historic properties.
My old walkway has several layers of concrete. What should I do?
Stacked layers tend to crack and lift. We usually remove them all, build a proper base and pour one new, jointed slab.
Do you pour slabs for businesses near the airport?
Yes. We design parking, loading and equipment slabs for the real loads, with thickness and reinforcement to match.
