Older Lots, Newer Concrete

Hollywood is one of the oldest cities we serve, and for concrete contractors that means a lot of replacing work that has already had a long life. Founded on February 18, 1921, it was incorporated on November 28, 1925, in the middle of Florida's 1920s land boom. The 1926 Miami hurricane damaged it badly, but the city kept building: by 1960 Wikipedia counts 12,170 single-family homes. Plenty of those houses still stand, and their driveways, walks and patios have often been patched, extended or paved over more than once.

What sits under an old driveway

On older Hollywood lots it is common to find a slab poured on whatever fill was handy, with no real base and no joints. Sometimes there is an old layer under the current one. Tree roots have had decades to work under the edges, and the apron at the street has often sunk where the swale stays wet.

That is why demolition and base preparation take a bigger share of the work here than in newer suburbs. We remove the old material, dig out soft spots, bring in crushed rock and compact it in lifts. Then we set forms for the right slope and pour a slab with joints placed to control cracking. It is less glamorous than the finish, but it decides how long the driveway lasts.

Paving and swale rules

The city's homeowner guidance spells out two things that touch every driveway job. Off-street parking has to be paved, with asphalt, concrete or pavers, and kept in good repair. And the owner whose lot abuts the right-of-way looks after the swale, sidewalk and curb, with the swale kept in live vegetation; asphalt, gravel and dirt are not allowed there.

In practice, a gravel parking strip on your lot is a natural candidate for concrete, while the green swale beside the apron stays green. We build the apron to meet the sidewalk and street cleanly and check whether right-of-way work needs a city permit before we start.

A wetter city than its neighbors

Wikipedia's climate table for Hollywood shows 65.04 inches of rain a year, about three inches more than Pembroke Pines, with 8.84 inches in June and 8.67 in September. Elevation is about 13 feet, a little higher than the western suburbs, but the older street grid was not laid out with today's drainage in mind. Driveways and patios are set to fall toward the street or the yard, never toward the foundation, and a new slab should not dam water against a neighbor's fence.

What we build and fix in Hollywood

  • Driveways: full replacement of old slabs, conversion of gravel strips, and new aprons.
  • Patios: rear patios on older lots, often replacing cracked slabs that were added in stages over the years.
  • Stamped concrete: entries and patios with a stone or tile pattern chosen to suit the house.
  • Pool decks: replacement or resurfacing of decks around older pools, with textured, cooler finishes.
  • Slabs: pads for sheds, A/C units and generators.
  • Repair: trip hazards, cracked walks, broken steps and settled sections.

Older homes, careful demolition

Removing an old slab next to a 1950s house takes some care. We protect walls and plantings, watch for buried lines, and break concrete in pieces small enough to haul without damaging the yard. If we find something unexpected under the old drive, such as an older slab or a buried tank, we stop and talk to you before we go further.

Hollywood Details We Plan Around

  • Boom-era city. Founded February 18, 1921 and incorporated November 28, 1925; by 1960 it had 12,170 single-family homes.
  • Parking must be paved. City guidance requires off-street parking to be paved with asphalt, concrete or pavers and kept in good repair.
  • Green swales. The abutting owner maintains swale, sidewalk and curb; the swale stays in live vegetation, with no asphalt, gravel or dirt.
  • Wet climate. Average rainfall is 65.04 inches a year; June brings 8.84 inches and September 8.67.

Hollywood Questions

Can I replace the gravel strip in front of my Hollywood house with concrete?

On your own lot, gravel parking is a good candidate for concrete, since the city expects parking to be paved and kept in repair. The swale in the right-of-way is different: city guidance keeps it in live vegetation, so it stays green.

Who fixes the sidewalk in front of my house?

City guidance puts the swale, sidewalk and curb in the hands of the owner next to the right-of-way. We can replace broken sidewalk panels and check first whether the work needs a city permit.

My old driveway has two layers of concrete. Is that a problem?

It is common on older lots. Stacked slabs tend to crack and lift at the edges, so we usually remove both layers, rebuild the base and pour one properly jointed slab.
