Second-Generation Concrete
Sunrise grew fast, and concrete contractors working there are now replacing much of what went in during that boom. The census counted 7,403 residents in 1970, 39,681 in 1980 and 64,407 in 1990. That is a lot of housing, and a lot of concrete, built in about twenty years. Driveways and patios from that period are now 35 to 55 years old. Many have done their job, and owners are ready for a second slab that is better built and better looking than the first.
A golf village that kept expanding
Norman Johnson, an Iowa-born developer, spent $9 million on 2,650 acres of southwestern Broward in 1960. Sunrise Golf Village incorporated on June 22, 1961. It became the City of Sunrise in 1971 and, through annexation, grew to more than 18 square miles reaching the Everglades. The older golf-village neighborhoods in the east and the newer subdivisions to the west were built decades apart, and their concrete shows it.
Signs it is time to replace, not repair
With slabs this age, the first question is usually whether a driveway can be saved. These are the signs that point toward replacement:
- Cracks that run across the full width and have opened or shifted in height.
- Sections that rock or sound hollow underfoot.
- Widespread surface scaling or exposed stone across large areas.
- An apron that has sunk well below the street or sidewalk.
- Previous patches that have themselves cracked and broken loose.
If you see one or two hairline cracks and a few chipped joints, a repair is likely enough. We will tell you which side of that line your concrete is on.
Water: low ground and a big rain year
At about 6.6 feet above sea level, with 10.62% of its area under water, Sunrise gets an average of 61.98 inches of rain spread over about 148 days a year. That is a lot of wet days for a slab to drain. On a replacement we reset the slope from scratch, rather than copying whatever the old slab did. If the original driveway sent water toward the garage or left a puddle by the front door, the new one should not.
Upgrades owners choose here
When a driveway or patio is coming out anyway, it is a good moment to change it. Common upgrades in Sunrise: Stamped or colored finishes on the front walk and entry, while keeping a broom finish on the main driveway for traction and lower upkeep.
Wider drives for a household that has outgrown a single-car slab, within what your HOA and the city allow.
Pool deck resurfacing with a textured, cooler finish over a sound slab, or full replacement if the deck has failed.
Patios expanded and squared up, with a pad for a grill or outdoor kitchen.
A city of 40,000 homes
The 2020 census counted 40,490 housing units in Sunrise, with 7.8% vacant, and a population of 97,335. Sawgrass Mills, with about 350 outlet and value retailers on almost 2.3 million square feet, and Amerant Bank Arena, the largest indoor arena in Florida, sit on the western side. Older east-side streets and newer west-side subdivisions were built decades apart, so we expect different base conditions and joint layouts from one neighborhood to the next and check before quoting.

Sunrise Questions
My Sunrise driveway is from the 1970s. Is it worth repairing?
If it has only a few hairline cracks and chipped joints, repair can work well. If sections have sunk, rock, or are broken by wide cracks, replacing it with a properly based slab is the better long-term spend.
Can I mix stamped and broom finishes?
Yes. Many owners stamp the front walk and entry for looks and keep a broom finish on the driveway for grip and lower upkeep.
Will the new driveway fix the puddle by my garage?
On a full replacement we reset the slope, so we can design out puddles the old slab created, as long as the surrounding grades allow it.
